MULTIPLE LISTING SERVICE:

The Wasatch Front Regional Multiple Listing Service (WFRMLS) is an exclusive on-line service for real estate brokers, which notifies other realtors the property is for sale. To increase the effectiveness of the Multiple Listing Service, I will ensure that your listing includes a virtual tour that lets buyers view interior and exterior photos.

VIRTUAL TOUR:

I contract a professional photographer to take photos of your home. These photos comprise the virtual tour, which is included in our internet marketing. The virtual tour allows prospective buyers from across the nation to see the highlights of the home.

INTERNET MARKETING:

Your home will be featured on dozens of Internet Real Estate sites including: Trulia, Zillow, AOL Real Estate, Home Finder, HotPads, Yahoo! Real Estate, Google Base, and Utah Real Estate. In addition, your property is also featuredon my web site, www.UtahRevolution.com.

KSL:

KSL.com is Utah’s most active and fastest growing classified website. I will create and regularly post an ad in KSL’s home classifieds in order to expose your property to the greatest number of viewers.

SOCIAL MEDIA:

We utilize social media including Facebook, Twitter, and Google Plus to advertise our listings. We will create a photo gallery for your house on each applicable site, and will regularly post updates about the property and the sale’s status.

SHOWING SERVICE:

We utilize a professional showing service to arrange the showing of your house. This means that agents will call into a call center to schedule their showings, which will be communicated to you and approved by you. By utilizing this method, the chances of a “surprise showing” are greatly reduced.

SHOWING FEEDBACK:

An automated feedback form is sent to any agents who show your home. We collect buyer’s feedback on such items as price opinion, condition, atmosphere, ease of access, and how your property ranked against other competing properties. This information can then be used to determine pricing changes or any items that may need attention in order to improve the showability of your home for future buyers.

PRICING STRATEGY:

Every two weeks, we will consult with you on the current pricing of your home. We will discuss showing frequency and feedback, as well as reviewing neighborhood sales in order to ensure that our pricing is correct. While pricing is ultimately your choice, I will present you with as much information as possible to help you make the decision about your home’s list price. If necessary, I will even take you to preview some of the homes agents who preview your home are showing other clients so that you can make an informed decision about pricing your home.

PROACTIVE COUNTER-OFFER:

If an agent shows your home to a buyer multiple times, I may suggest presenting their buyer with a sales offer. Sometimes buyers love a home, but are hesitant, and by engaging them through an unconventional method, you may bring them to the negotiating table. Typically in this scenario, we will attempt to ascertain what their hesitation in writing an offer is, and remove that hesitation through an incentive in the offer.

SUPRA KEYBOX:

We track showing activity through an electronic keybox which we install on your home. When an agent wishes to show the home, they must access the keybox using their individual electronic PIN. By doing this, we can monitor who is in the home and when, which provides us with a great source for feedback as well as increasing your personal security, hopefully giving you peace of mind about having strangers in your home.

ELECTRONIC FACT SHEET:

We will prepare a fact sheet which we host on our website. This fact sheet will be advertised on our yard sign via a  “rider” which gives both the web address and a scannable QR code so that buyers and others who pass by can link directly to the facts about your property. Additionally, we will have a “share” button on the web page directing to various social media sites, so that if someone sees your home and thinks it would be perfect for a friend, they can share it via social media, extending the reach of our advertising.

STAGING ADVICE:

We will walk through your home with you and make recommendations to help your home show better. These recommendations may range from cleaning or repairs to specific items which should be changed or removed, decluttering tips, information on improving curb appeal, and so on.

Optional Services

FACT SHEETS:

At your request, I will attach a box to the real estate sign in your yard and fill it with fliers advertising your property. However, fliers have become more and more obsolete as people shift their property searches to the digital world.  As a result, our digital fact sheets have become more valuable. I will provide you with flyers as necessary, but would request that you handle filling the box as necessary, as we cannot possibly visit our listings in person often enough to support this service without your help.

OPEN HOUSES: 

I do still hold traditional open houses. However, open houses have become less and less effective as a marketing tool as virtual tours have become prevalent. Additionally, advertising resources for open houses have dwindled away. Buyers no longer scour the newspaper to visit open houses, because the newspaper simply isn’t sortable and searchable like today’s buyer’s want. This leaves us with online marketing, and most people viewing ads online will make a decision about whether to schedule a showing based on a virtual tour. To put it more simply, the most common visitors at an open house are neighbors, and most agents hold open houses in hopes of locating buyers as clients, not specifically for your house.

EXTENDED STAGING STRATEGY: 

If you have a vacant home, or if you simply wish for a professional to help with the decoration and showing of your home, I can recommend vendors who specialize in Staging your home. This service typically costs between $100 and $500, depending on whether you use your existing furniture or rent from the vendor, as well as how long the furniture stays in the house. I do not cover this service, but will credit you 50% of the cost from an approved vendor at closing.
